The Party Wall Act 1996 is a crucial piece of legislation in the UK that seeks to manage the relationship between the Building Owner and Adjoining Owner.
If you want to carry out work on a Party Wall you are required by law to serve notice. Serving notice can indeed offer several advantages. For instance, it can grant you access to carry out necessary work, which might not be possible under common law. Additionally, in certain situations, you may be able to oblige the neighbour to contribute towards the cost of the works, for example if it is a shared wall that is in poor condition.
