A Technical due diligence inspection is a risk-management tool to help identify the limitations and opportunities of an investment, in the form of a pre-acquisition survey for property transactions. The technical due diligence survey assists clients with acquiring, occupying or selling a property. A technical due diligence report can often reference other survey types such as defect diagnosis, or a non-standard property related issue, requiring a full detailed analysis.
Pre-Acquisition Surveys
Pre-acquisition surveys are the most common and comprehensive assessments of commercial properties. A Pre- Acquisition Survey is undertaken to assist clients prior to purchasing a property to assess the properties condition and value to repair. This can aid with negotiations on the overall purchase or to establish if the purchase is a viable option for both a vendor or landlord. The survey report will also look at existing lease arrangements, legal matters, easements, compliance with statutory regulations and energy performance as well as any health and safety issues.
Pre-lease Condition Survey
A pre-lease condition survey assists a prospective tenant prior to an agreement of a lease. The report will be in a similar format to a pre-acquisition survey, reviewing the condition of the premises, any maintenance aspects working alongside other professionals for the client to make an informed decision prior to moving forward.
The report will be fully costed and sometimes will include a schedule of condition appended under a separate instruction, which will look to limit the tenant’s liability on lease end.
